Durango City Council Eliminates Minimum Lot Size for Detached Accessory Dwelling Units

In a move to address housing availability, the Durango City Council has voted to eliminate minimum lot size requirements for detached accessory dwelling units (ADUs) within city limits. This decision, passed by a narrow 3-2 vote, concludes months of debate among council members and residents.

Previously, property owners faced restrictions based on lot size when considering the addition of detached ADUs. The amendment to the city’s land use and development code now allows for greater flexibility, enabling more homeowners to construct these units regardless of their lot dimensions.

Supporters of the change argue that it will provide more housing options and help alleviate the city’s housing shortage. However, some residents have expressed concerns about potential impacts on neighborhood character, infrastructure strain, and increased traffic and parking congestion.

Councilor Shirley Gonzales acknowledged these concerns, emphasizing the need to balance private property rights with community interests. The council’s decision reflects an ongoing effort to adapt to the city’s evolving housing needs while considering the diverse perspectives of its residents.
